Home Information Pack

HIP is a Home Information Pack, which essentially is a compilation of all the documents, required by law prior to the exchange of contracts on a property that has been mandatory since the 1st of June 2007. The vender must produce these documents together with an Energy Performance Certificate prior to marketing their property.

Mandatory documents

  • Index of the documents contained within the pack.
  • Energy Performance Certificate.
  • Sales statement summarising the property details and terms of sale.
  • Evidence of title from the land registry.
  • Local authority searches and a drainage and water search.
  • On leasehold properties, key information for the lease and management company.

Optional documents

  • Home Condition Report (HCR).
  • Any warranties or guarantees that exist for the property, i.e. new roof guarantee.
  • Other legal documents required for conveyancing, Home Use Form, Home Contents Form and environmental, flood and ground stability searches.

Including all sections can be advantageous in helping the sale proceed quicker and even create the possibility of a better price. Doing these extras should not cost any extra just require a little more effort.

Should every property have a HIP?

We have listed the properties that are an exception to the rule:

  • Properties where there is no marketing, such as a sale to a family member.
  • Non-residential properties.
  • Properties with over 5 hectares where the land is used for horticulture or cultivation, essentially farm type properties.
  • Seasonal and holiday accommodation.
  • Mixed sales, for example a shop with a flat.
  • Right to buy purchases.
  • Sales of portfolios of properties.
  • Properties not being sold with vacant possession.
  • Unsafe properties and properties to be demolished.

You can purchase your HIP through direct providers or estate agents but be sure to shop around for the best possible price and service.
